TERMS AND CONDITIONS
QUAYS LODGE, RISBY, BURY ST EDMUNDS
Contract
The Contract for a short-term holiday rental shall be made between the Client and Sarah Stuteley t/a Quays Lodge (Quays Lodge). The Contract shall be governed by UK Law. It will be entered into when the deposit is processed and Quays Lodge issues the confirmation letter. By making a reservation the Client is deemed to have accepted these Terms and Conditions. The Contract will be subject to the following booking conditions.
Booking
The Client making the booking agrees that they are authorised to make this booking on behalf of all persons who shall be renting the property and agrees to take full responsibility for the property and the payment of any rental fees or damages. All persons must be over 15 years, except for infants.
Booking Deposit
A deposit of 50% of the rental fee is payable when the booking is made. The balance must be paid in full one month before the commencement of the rental and will be taken from the card details provided and held by Holidayrentpayment. Non-payment of the balance of the rental on or before the due date shall be construed as a cancellation of the contract by the Client and any deposit payments made not refunded. For bookings made less than one month before the commencement of the rental the total rental fee is payable at the time of booking.
Security Deposit
A £100 security deposit is added to the booking cost and is fully refundable except for any costs due to breakage, damage, extra cleaning, you have inadvertently returned home with the access key and/or costs arising from noise or disturbance to neighbours. It will be taken from the card details provided on booking and held by Holidayrentpayment. It will be returned to you within 2 weeks of your departure.
Payment
Our prices are inclusive and quoted in Pounds Sterling inclusive of VAT where applicable at the prevailing rate. Payments can be made by online bank transfer, credit card or debit card.
Cancellations
The full contract amount becomes payable for any cancellation made less than one month from date of arrival.
Deposits will not be refunded in the event of a cancellation less than two months from the date of arrival unless we are able to relet the accommodation in which event a refund will be made.
Period of Hire
The prices quoted are per week or short break on a self-catering basis. Weekly rates apply from Friday at 4.00pm to the following Friday at 10.00am. Short breaks are for four days starting on Monday at 4.00pm to the following Friday at 10.00am or three-day weekends starting on Friday at 4.00pm to the following Monday at 10.00am. Periods of longer than a week can be booked if arriving and departing on a Monday or Friday.
Advertised Facilities
Not all items, equipment and facilities advertised may be available due to breakdown, malfunction, or other reasons. The owners of Quays Lodge will try to rectify any malfunctions as soon as possible but no refund of any or all the money paid by the customer will be made.
Occupation of the Lodge
The number of persons occupying the property must not exceed the maximum number of four adults; see the section headed ‘Children’. Quays Lodge reserve the right to refuse entry to the entire party if this condition is not observed. The accommodation must not be sub-let. Regrettably we are unable to accept Hen and Stag parties. The property has two double beds, one of which can be made into two single beds.
Services
Rental charges include bed linen and towels for use during your stay. Beds will be made up prior to your arrival and, for bookings of more than one week, linen and towels will be changed at the end of each week. Electricity and water are included within the rental charge, with the exception of the electric vehicle charging costs.
Care of the Property
The Client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as was found at the beginning. No candles are to be used in the property.
Breakages, Damage or Missing Items
The Client is legally bound to Quays Lodge for breakages, damage, missing items, or excessive cleaning caused by the party during the period of the rental.
Complaints
Quays Lodge endeavour to ensure that everything is to your satisfaction during your stay. Should there be any cause for complaint during the occupation of the property, it must be notified promptly to the owners and in the case of a serious problem confirmed in writing.
Smoking
Following Government legislation Quays Lodge operates a no smoking policy within the property. We do not permit vaping within the property.
BBQ
Charcoal BBQ’s will be available free of charge from April until September. Please note we will provide a supply of charcoal and would request that the BBQ is left as it is found or additional cleaning fees will be charged.
WiFi
The WiFi internet connection is provided free of charge. If it fails, we will do everything possible to get it re-connected but we do not guarantee availability. Please use the internet responsibly and ensure that illegal material is not viewed or downloaded using our WiFi connection. The television is set up for Sky Stream and it relies on WiFi to operate.
Children
Quays Lodge facilities are not suitable for children aged 15 or below, only guests above that age can be accommodated. Infants (ie babes in arms not yet walking) are accepted: please make contact in advance to confirm details.
Visitors
Only those persons booked are entitled to occupy the accommodation. If you receive visitors during your stay who are not resident, you must inform the owner. You will be held responsible for the behaviour of your visitors while they are on the site.
Pets
Quays Lodge operates a no pets policy, except for Assistance Dogs. Please make contact in advance of booking to confirm details.
Late Arrivals
We ask that you inform us of your planned arrival time. You must inform Quays Lodge if your arrival time changes substantially. If you are liable to arrive after 9.00pm you must make arrangements in advance with the owners for access.
Parking
Parking vehicles must be in the designated car parking space and must not obstruct the driveway. Your vehicles, their accessories, contents, and any cycles are left entirely at your risk. Quays Lodge will not be responsible for any loss or damage from or to any vehicle. Repairs to vehicles (except emergency repairs) must not be carried out.
Liability
Quays Lodge cannot accept liability for any damage, expense, injury, death, or loss of any nature whatsoever suffered by any person(s) from any cause other than the proven negligence of us or our employees. You must take all necessary steps to safeguard your personal property and no liability to you is accepted in respect of damage to or loss of such property.
Force Majeure
Quays Lodge cannot accept responsibility or pay compensation where the performance of our contract with you is prevented or affected by reason of circumstances which amount to force majeure. These circumstances include any event which we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of your accommodation (which cannot reasonably be remedied to a satisfactory standard before the start of your holiday) through fire, flood, explosion, storm, or other weather damage (including a period of electricity failure), break-in, criminal damage, riots, or civil strife, natural or nuclear disaster, war or threat of war, actual or threatened terrorist activity and all similar situations beyond our control.
Right of Entry
We will not normally enter the property once let without your agreement however employees shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
Lost Property (items)
A minimum charge of £10 is made for the return of lost property after your departure. Items of lost property can only be held for a maximum of one month after which time they are donated to charity. We cannot be held responsible for items reported lost which cannot be found. Property (items) are always the responsibility of the owner of that property.
Privacy
Protecting your privacy is important to us and we will strive to keep your personal information confidential. Your details will be kept on our database to enable us to keep you up to date with any future offers, information, or mailings. We do not give any information to third parties or use information gathered in any other way than those described above. If required by law or legal process to disclose your personal information we will do only in accordance with the law.
Terms and Conditions
Quays Lodge reserves the right to change or amend these terms and conditions at any time.
Please note: We reserve the right to terminate the agreement/ booking without refund of money if the behaviour of any guest is considered unacceptable, or if the number of occupants exceeds that stated at the time of booking.
Our booking fee DOES NOT include holiday insurance. We therefore recommend that you take out Holiday Cancellation Insurance to cover you if you have to cancel or terminate your holiday unexpectedly.
